About our soft washing service
Soft washing is a low-pressure cleaning method for building exteriors. Instead of blasting dirt off with a high-pressure jet, a cleaning solution containing a biocide is applied at roughly garden-hose pressure, left to kill the algae, mould, lichen and bacteria living on the surface, then rinsed away. Because the organisms are killed rather than just knocked back, the surface usually stays clean for much longer than after a pressure wash.
It is the method recommended for surfaces that high pressure can damage, such as render, painted masonry, roof tiles, cladding, soft brick and natural stone. We match the solution strength to the surface and the type of growth, protect plants, windows and nearby surfaces, and rinse down thoroughly so you are left with a clean, even finish.
Our soft washing services
Render soft washing
Silicone, acrylic, monocouche, painted sand-and-cement and pebbledash render cleaned of green algae, black mould and red or orange staining without the damage high pressure can cause.
Roof soft washing
Moss, lichen and algae killed and cleared from concrete and clay tiles and slate at low pressure, without walking the roof more than necessary or forcing water under the tiles.
Cladding and fascia cleaning
uPVC fascias, soffits, gutters, composite and timber cladding cleaned of green film and black streaks, leaving them bright and even.
Brick and stone cleaning
Algae, mould and atmospheric staining removed from brickwork, sandstone and limestone with low pressure that does not erode the face or wash out pointing.
Walls, fences and outbuildings
Garden walls, boundary walls, garages, sheds and outbuildings cleaned so the whole property looks consistent.
Commercial soft washing
Shopfronts, offices, blocks of flats and industrial units cleaned with planning around access, opening hours and residents.

Fixed quote
You get one clear price covering access, cleaning solution, protection and rinsing down.
Protect and prepare
Plants and lawns near the work are wetted and covered where needed, and windows, doors and vents are protected.
Apply and rinse
The biocide solution is applied at low pressure, given time to work, then rinsed off thoroughly.
Final check
We walk round with you, and remaining faint staining continues to fade over the following days and weeks as the biocide finishes working.
Why choose Soft Wash
No high-pressure damage
Low pressure protects render, roof tiles, pointing and paintwork from erosion and water ingress.
Kills growth at the root
Biocides kill algae, mould and lichen rather than just stripping the surface layer.
Careful with plants
Planting is pre-wetted, protected and rinsed, and run-off is managed.
Clear pricing
One fixed price agreed before any work starts.

Soft washing: frequently asked questions
What is soft washing?
Soft washing is a low-pressure exterior cleaning method. A solution containing a biocide and a surfactant is applied at low pressure, left to kill algae, mould, lichen and bacteria, then rinsed off. It cleans by killing the growth rather than blasting it off, which makes it safer for delicate surfaces and keeps them clean for longer.
Is soft washing better than pressure washing?
For render, roofs, painted surfaces, cladding and soft brick or stone, usually yes. High pressure can erode render and stone, wash out pointing, strip paint, break tiles and force water into walls and roof voids, and it often leaves spores behind so growth returns quickly. Pressure washing still has its place on hard surfaces such as concrete driveways and block paving.
What chemicals are used in soft washing?
Most soft wash solutions are based on sodium hypochlorite, the active ingredient in bleach, diluted to a strength that suits the surface, with a surfactant to help it cling. Some jobs use quaternary ammonium biocides instead, which work more slowly over days or weeks and are often used on roofs and delicate stone. The solution is matched to the surface and the type of staining.
Is soft washing safe for plants and pets?
It is when it is done properly. Plants are wetted before and rinsed after so they absorb less solution, delicate planting is covered, and run-off is diluted and directed away from beds and ponds. Pets should be kept indoors while the work is going on and until surfaces have been rinsed and dried.
How long does soft washing last?
Typically several years, depending on the surface, how shaded and damp the wall or roof is, and how close trees are. North-facing walls and roofs under trees tend to green up sooner. A light maintenance treatment every year or two keeps the surface looking clean.
Will all the staining disappear on the day?
Most algae and mould disappear during the clean. Lichen and some deeper staining can take days or weeks to fade fully as the biocide continues working and rain washes away the dead growth. Rust, paint and some mineral stains are not organic, so they need a different treatment.
Can soft washing damage windows or paintwork?
Not when the solution is used at the right strength and windows, frames and painted surfaces are rinsed down. We pre-wet and rinse sensitive surfaces and protect areas that could be marked.
Do I need to be home?
Not usually, as long as we have access to all sides of the property and an outside tap, and windows and doors are kept shut while we work. We will let you know when the job is finished.
